Electrical Installations & COC — common questions
How much does a COC cost?+
A COC inspection is a fixed fee depending on the size of the property. If the inspection finds faults, we quote separately to fix them and re-issue. Ask us for a rate for your property type.
Why do I need a COC?+
A valid Certificate of Compliance is legally required in South Africa when a property is sold, transferred or leased. It confirms the electrical installation meets safety standards.
Do you do after-hours emergency work?+
Yes. For power failures and urgent electrical faults we offer emergency callouts to homes and businesses in our service areas.
Are your electricians qualified?+
Yes. Our team is qualified and experienced, and all work is done to SANS 10142 standards with proper certification.
How long is a COC valid?+
A COC doesn't carry an expiry date, but it's only as good as the installation it covers. The moment anything is altered after the certificate is issued, it's no longer valid and you need a fresh inspection. In practice, most conveyancers want a certificate issued within the last two years or so, so if your property has had work done since the last COC, get it re-checked.
I'm buying a house. Who is responsible for the COC?+
The seller must provide a valid COC before transfer can register at the Deeds Office, even if the sale is voetstoots. As the buyer, it's still worth checking the certificate exists and covers the property as it stands now, because a COC from before a renovation doesn't count. Ask your conveyancer to confirm before you sign.
Do landlords need a COC for tenants?+
Yes. The regulations require a certificate of compliance when a property is let, not just when it's sold. We regularly do rental inspections for landlords across Mthatha, East London, Butterworth and King William's Town, and we fix any faults before the tenant moves in.
