The cost to rewire a house in South Africa is the question we hear most from owners of older homes in Mthatha, East London, Butterworth and King William's Town (Qonce). It is also one no honest electrician can answer over the phone: the price follows the house, not a list. Eight signs your EC home needs a rewire
You do not need to be an electrician to spot most of these. Any one of them deserves a call. A few together usually means a rewire is close.
- Old aluminium wiring. Homes built in the 1960s and 1970s were often wired with aluminium rather than copper. That does not automatically make a home dangerous, but it needs a check against current SANS standards, and your insurer may ask questions when you claim.
- No earth leakage protection, or an earth leakage that never trips. If there is no test button, it was never fitted.
- Plugs and switches that feel warm under load. Warmth means resistance, and resistance builds heat until something fails.
- Breakers that trip for no clear reason, or a board that still runs on wire fuses. That usually points to damaged cable insulation.
- Rubber or fabric insulation that is cracked, perished or crumbling where it enters fittings. Once it flakes, bare copper is not far behind.
- Points with no earth wire. Two-pin plugs, or three-pin points with nothing connected to earth, leave metal appliances unprotected.
- A DB board that hums, buzzes or belongs in a museum. Old boards struggle with modern loads.
- Scorch marks, a burnt smell near switches, or lights that flicker when other appliances start. These are often the most serious signs.

Why older Eastern Cape houses cost more to rewire

Yes, and it is common. Many owners rewire in stages to spread the cost, starting with plugs and earthing because that is the safety critical part. The national bands put phased rewiring at roughly R3,500 to R8,000 per circuit, with a first phase at R15,000 to R35,000.
One honest caution: a Certificate of Compliance is issued for the work completed, so a partly rewired house is only fully certified once the last phase is done. Discuss phasing and insurance before you commit.

If you are renovating an older home, the cheapest time to rewire is while the walls are open. Paying to chase out fresh plaster twice makes no sense.
New wiring is different: it adds circuits where none existed, such as an extension, a converted garage or a new room. A renovation often needs both, and a good electrician draws that line clearly on your quote.
